We hold legal titles issued by the appropriate federal agencies in Mexico, including the Registro Agrario Nacional (RAN) and and el Programa de Certificación de Derechos Ejidales y Titulación de Solares (PROCEDE). We have met every legal requirement. Our lots are now privatized, no longer ejidal lands.

A few meters north of Playa Mora is the beach at Tenacatita with a grove of shady coconut palms. The beaches here are not safe for swimming unless one is very experienced and daring. There is an advantage to this however because of the lack of visitors the beach is pristine and each morning the receding tide sweeps it clean. One can walk for miles and see lagoons along the way. Tourists and day-trippers prefer the restaurants and swimming at Tenacatita Beach hence there is tranquil silence at El Palmar.
The lots on offer at El Palmar are all beachfront lots of an average size of 910 square meters with close to the same amount of land extending down to the shore designated as Federal Zone which belongs to the lot owner for use and partial development. The average sized lot has 13 to 17 meters of frontage by 70 to 90 meters long.
Tenacatita Bay has many lovely beaches along its scenic coast. The sea at Tenacatita Beach has been described as an outdoor swimming pool due to the calm waters and gentle waves. It is an ideal beach for children to play and parents relax. At the northern end is a rocky outcrop which separates this beach from the one at El Campo. The small strip of sand is called Playa Mora and due to a circular barrier of large stones the water is free of swirling sand which makes for excellent underwater visibility. From all around Mexico and beyond people come to Playa Mora for exciting and yet safe snorkeling.
A few yards north of there begins El Campo Beach. Here too the water is turbulent with large waves breaking late and hard. And, too, the beach is deserted and private with a dirt road running a good distance down its length.
While it might be pleasant to think of a calm beach for swimming right at your door, the truth is that those who build and live, or visit for any length of time, quickly learn to prefer the seclusion and quiet and since Tenacatita is within walking distance or an easy drive, anyone wanting to swim or eat at a beach side restaurant can easily do so.
